Facilities on Hopyard Farm and Access Statement for Courtyard
Reception: converted from a former double pig sty the reception now houses a stock of tourist information, a comprehensive range of videos, books, board games and puzzles, outdoor games (e.g. croquet), plus comment and menu folders from previous guests.
Games Room: new large room with pool and snooker tables, table football and
table tennis table.
Laundry Room: 2 washing machines and 1 dryer for guests to use, operated by £1.00 coin meter.
Gas BBQ: available to hire for that outdoor eating experience!
Cot and highchair.
Courtyard parking: space for up to 10 vehicles.
Boules court.
Childrens' play equipment: climbing frame, swings, slide and trampoline
Large lawn area with tables and seating.
Ducks and chickens (free range eggs available if we can find them!).

PEDALAWAY CYCLE HIRE
A good comprehensive range of bicycles available to hire. Quality bikes for leisure riding plus top range mountain bikes. All the family can be catered for with baby seats, buggies, tag-ons and junior bikes.
Reasonable hire charges for an hour, day or longer.
Riding straight from Hopyard Farm on to canal towpath, converted railway line or up in to the mountains. 

COURTYARD COTTAGE - ACCESS STATEMENT

General Information

Courtyard Cottage is located on Hopyard Farm, a former dairy farm located in the Usk Valley. Hopyard Farm is three miles from Abergavenny which has a train station and bus station. Local buses run to the village of Govilon.
The cottage is situated in the left hand corner of the courtyard. Converted from a large stone barn the cottage offers accommodation for fourteen guests.

Parking
Cars can be parked close to the front door of the cottage to aid loading and unloading of luggage. Flagstones by the door are flat and level. Ample parking available in the courtyard and behind the cottage. Surface of courtyard is generally uneven and rear of the building is laid in coarse gravel.
Back door of the cottage is accessible from behind the building via 4 large,wide steps. The kitchen/diner also has a door to the courtyard.

Coir matting in the doorwell. Leads directly into a large lounge with wooden laminate floor.

Back Door

Leads out to private rear garden - a flat patio area with a steep ramp (93cm wide) leading up to a grass area. Four steps lead from the patio area up to grass section.
Rotary washing line located at the top of the flagstone ramp.
Gateway through to the children’s play equipment and trampoline which is located on a gently sloping lawn.
Turning right out of the back door – patio area gives access to the rear parking area and games room down four large flagstone steps.

Living Area 20ft x 20ft
Main living area is accessed by the front and back doors. Lounge area has three large sofas (seat height 46cm)
Large screen television with DVD player and basic SKY package. Remote controls for all.
An open tread wooden staircase leads upstairs. Located against the wall with banister on left-hand side 7 steps up to a half landing. Stairs turn and proceed up further 7 steps with banister both sides. Each step -76cm wide and 19cm

From the lounge a small area given over to storage cupboards (including heating boiler) and free-standing fridge/freezer. The tiled floor leads through to the kitchen-dining room.

Level deck shower on one wall- controls at height 113cm. Folded shower seat at height 52cm.

There is cycle hire on site and we can arrange tandems, trikes, trailer bikes and hand propelled bikes that have been specially designed for disabled people.
